Welcome to the Lakefront Communities page. Please note that these are all planned lake communities offering beautiful panoramic views and access to Lake Greenwood. All are "restricted" meaning no mobile homes, may have restrictions and covenants, an Architectural Review Board and minimum build requirements, there are usually Home Owners Association (HOA) fees, and each offer a range of minimal-to-extensive amenities. Keep in mind that there are also great homes and neighborhoods all over the lake in smaller communities or NOT in planned communities, with no-or-low HOA fees. Only a few parcels remain undeveloped. Big water views on the main body of Lake Greenwood. Amenities include a Clubhouse, Tennis courts, Community Boat Launch, and leaseable Docks. Located mid-lake on the west side of Lake Greenwood, it's only a few minutes to groceries/gas and 15 minutes into Greenwood. Public water, public sewer, and natural gas. This small, gated neighborhood of 62 homes sites is a partner community to Grand Harbor and sits on 115 acres. All lots have city water/sewer & natural gas. A newer community, there are a handful of higher-end homes built to-date. There have been no home resales yet in The Retreat, but new construction on interior homes is in the $400Ks. Several wooded lakefront lots are available for sale. Most of these properties offer sloping land with a mix of pines and hardwoods for wonderful "high bluff" views over a wide cove and the main body of the lake. All waterfront lots are at least one-acre parcels with a min. of 100 ft. frontage and nearly all are dockable. Pick your own builder and build on your own timeline. Ridgewood Harbor on Lake Greenwood
Fully established lakefront community with approx 112 lakefront homesites plus interior homes overlooking the main body of Lake Greenwood with many homesites located on a deep pretty cove. Unique in that it is a nicely maintained community of quality homes, but there is no HOA or fees. Large lots and outbuildings are common. Rolling terrain, peaceful views. Few parcels remaining for development, but mostly resale properties, and not too often. Public water/septic/gas available. Homes sales typically range from the $200Ks up into the $400Ks, but there may be lakefront homes coming on the market valued higher. Superior location for easy access to town, highways and amenities. Mid-west side of the lake, directly north of the Cothrans Bridge lake cross-over, in Waterloo, Laurens County.
Stonewood & Ashton Park at Lake Greenwood
While the vast majority of the homes in these adjoining neighborhoods are not on the lake, a few are lakefront and they all share a small Lake Greenwood access community boat launch/picnic area. Homes in these neighborhoods may overlook ponds or creeks and most enjoy large spacious lots. Restricted, mostly developed; outbuildings are allowed and there's super low HOA fees ($25-$75 a year). A few nice spacious lots still available. Great location for easy access to town, groceries, gas, etc. Home sales typically range in the $200Ks, but have gone over $400K. Greenwood, Greenwood County.

Stoney Point, located just east of Greenwood, is a well-established and popular 400-acre golf/lakefront gated Country Club community with about 400 homes sites on and off the water. Waterfront parcels are mostly developed but luckily, beautiful resale homes do enter the market, including lakefront, golf front and patio homes. Several golf and interior lake-access parcels still available; only a few undeveloped lakefront parcels. Pick your own builder and build on your own timeline. All lots have city water/sewer/natural gas. Country club amenities are OPTIONAL. Stoney Point's rolling golf course, The Links, is a championship 18-hole semi-private course open to the public, but residents get preferred tee times. There is an HOA lakeside Clubhouse w/ Library and Pool, plus a Club Member year-round Heated Pool next to the Club Fitness Ctr. Bermudas, the Clubhouse restaurant at The Links, is open to the public. Golf Pro Shop. Soft hydro-clay Tennis courts, resident Boat ramp/Marina and dry rv/boat storage. Summer Pointe is a small high-end gated waterfront community with less than two dozen waterfront lots. Both lakefront and interior lots offer wide cove and big open water views of Lake Greenwood. Most lakefront home sites offer at least 90 ft. of water frontage. The community's infrastructure includes a small clubhouse, pool, tennis courts and 2 gazebos. Already established w/ several large homes. Gently sloped grassy parcels make this one of the lake's newer desirables. Plenty of lakefront and interiors still available. Public water/sewer/gas. Summerset Bay, along with Watersedge and Windmill Landing, all sit on a large arrowhead peninsula on Lake Greenwood's southern east side, looking out over the deepest, widest part of the lake and offering gorgeous lake vistas. Lovely variety of quality homestyles, typically ranging from $300-500K+, with plenty of beautiful homesites on large private wooded lots still available. This is a well-established, rural, restricted lake community, but it still allows outbuildings, is not gated and still has a low HOA under $200 a yr. Homes sales in this area have typically run from the $300K-$500K+ range, but look for special feature homes that come on market up to $700K. Shopping in Town of Ninety Six around the bottom edge of the lake is about 15 min. away, or a nice drive into Greenwood is about 30-35 min., but also easy access to Newberry, Columbia, & I-26. Located at the northwest end of Lake Greenwood on the Saluda River, this serene gated, restricted community offers lovely rolling terrain with easy-build lots and big wide panoramic back-to-nature views. Terrapin Pointe is only <15 min. to Greenwood's commercial By-Pass 72 via Hwy 25, and a quick zip up to Greenville. Large 1-acre+ lakefront lots have majestic hardwoods, underground utilities and gas available for your stove, fireplace etc. Most lots facing east to north are dockable. Both lakefront and interiors available. Interior or critical habitat lakefront residents can take advantage of a community boat ramp with plenty of day trailer parking or community boat slips.
