SELLERS - Pricing your home

How should you price your home?  A true pricing guide is to have your REALTOR pull sold comparables in your area to help set your list price. Your REALTOR should be able to give you a good price range where the sales price will come in. (Remember appraisers use the same sold comparables we use).

Be realistic, if you over price your home, the listing will most likely sit on the market and not sell. Statistics show that homes priced correctly when they first hit the market will sell closer to asking price than homes that start too high and have to be adjusted downward.

When pricing your home competively, make sure you look at the homes listed in the price range. You want your home to be "best" in the price range to get the most activity and the quickest sale!
