Why is the Northern Neck Real Estate market coming back?
For the first time since 2006, I had 2 closings in 1 week.
In my opinion, this area has the unique position of still being generally undevalued when compared to other Chesapeake Bay/waterfront areas. This is partially because The Northern Neck is mosty green(under-developed) and many people, even in Virginia have never heard of us. We have an area with more miles of shoreline than State roads, peaceful residents and low, low taxes. Median incomes are in the mid 30's and a significant portion of of property owners are retirees and vacation home owners. Most businesses & activity takes a break on Sunday. A new Middle School and Junior High School are opening in September in Heathsville(Northumberland County).
In my humble opinion, this might not be the best time to sell property, as prices are still way down from he peaks of 2006, but there are many buying opportunities for investors, or folks looking to slow down and enjoy life.
I have noticed an uptick in the buying side activity level in August that is very encouraging. Activity leads to contracts, and now that interest rates are near their lows and prices have fallen, this maybe the best time to buy since pre 9/11, when the market began to move.
