Buying property on the Northern Neck is different than you may be accustomed to.  We move a little slower, speak a little slower and have things like the Chesapeake Bay Act, on-site sewage disposal systems, controlling access depths and pier depths(which can be vastly different and when you look at the MLS info, it tells you the anticipated depth at the end of your pier, but not whether or not you have that much depth in a channel to get your boat to the Bay or river), on-site wells, shoreline protection, Flood Zones ( www.floodsmart.gov ), VA State Police sex offender registry ( http://sex-offender.vsp.virginia.gov/sor/zipSearch.html), the Chesapeake Bay Act (http://www.dcr.virginia.gov/chesapeake_bay_local_assistance/theact.shtml ).  There are a lot of things to think about in making your decision outside of the basics of real estate showings and negotiations and I'll be happy to help.
