1 SOLICIT AND SECURE TENANTS.
2 QUALIFICATION OF PROSPECTIVE TENANT.
3 PREPARE NCAR (BAR ASSOCIATION APPROVED) LEASE AND EXECUTE LEASE AGREEMENT AND ALL NECESSARY DOCUMENTS.
4 MAKE PROPER DISCLOSURES ON BEHALF OF LANDLORD AS REQUIRED BY STATE AND FEDERAL LAWS.
5 COLLECT RENT, MANAGE AND ENFORCE LEASE.
6 OVERSEE REPAIRS.
7 PAY RECURRING EXPENSES.
8 FULL ACCOUNTING TO LANDLORD FOR COLLECTIONS AND DISBURSEMENTS.
9 ALL FUNDS WILL BE DISBURSED NO LATER THAN THE 15TH OF THE MONTH.
10 1/2 OF 1 FULL MONTH'S RENT AS A ONE TIME INITIAL SET-UP FEE.
11 10% OF GROSS RENT THEREAFTER AS MANAGEMENT FEE.
12 IF MANAGEMENT AGREEMENT IS TERMINATED WITHIN 180 DAYS OF COMMENCEMENT, 1/2 OF 1 FULL MONTH'S RENT IS CHARGED AS A TERMINATION FEE.
13 TENANT IS CHARGED LATE PAYMENT FEE AFTER THE 5TH DAY OF THE MONTH:   5% OR $15.00 FEE WHICHEVER IS GREATER.
14 TENANT IS CHARGED NONSUFFICIENT FUNDS FEE OF $20.00 FOR ANY RETURNED CHECK.
15 WE ASK THAT THE OWNER AUTHORIZE APPLEFIELD TO HANDLE ANY REPAIRS UNDER $100.00.   ANY REPAIRS IN EXCESS OF THIS AMOUNT WILL REQUIRE PRIOR AUTHORIZATION FROM THE OWNER.
